Why is having my roof replaced so important?

This a a very common question among perspective clients.

Your roof is your property's first line of defense against the elements of nature. Should your roof fail, the structure and contents of the building could endure unnecessary, expensive, or even irreplaceable damage.

Many property owner's know when a large storm has torn through their area leaving roofs with missing shingles or tarps to as a temporary barrier to prevent additional leaks. But what about when there is no visible damage? This is a common problem among property owners who either self-inspect or have an inspection performed by someone who is not an expert in these types of events.

To better understand what we mean, you must first understand what damage is and what it could lead to in the future.

This picture, courtesy of InterNACHI, is a perfect example of what happens when hail impacts an asphalt shingle. In this instance, the damage should be relatively clear inspection. Granules will be missing, there will be an obvious indention at the point of impact, and leaks may already be visible from the interior of the building.

Not all damage is so obvious, though. In many instances, the hail is not strong enough to remove the granules immediately and there is not a clear mark from the hail stone. If this is the case, internal leaks are not likely and one may be lead to believe that did not endure any damage at all.

What one must understand, however, is that while this type of damage is not obvious, it is still just as dangerous. After a few years of exposure to UV Rays, rain, wind, and normal expansion and contraction from temperature changes, the granules will ware away over time exposing the mat and eventually resulting in internal water damage.

If this type of damage is not found early on, it may not be fully covered by the insurance company later on as it could be deemed "old damage". If a claim was not filed, this could be considered negligence on the insured's part and not covered by insurance at all.

The safest option for anyone who suspects potential damage from a storm is to have an inspection performed by a trained expert who knows exactly what to look for on your specific roofing system.
